Who we are

Ayala Land International Sales (operating as Units Manila) is an independent, PRC-licensed real estate broker reselling Ayala Land developments across Metro Manila. We are not a subsidiary of Ayala Land. This page explains what this website does with visitor information, and the terms under which you're welcome to use it.

What this site actually collects

In the interest of being precise rather than generic, here is exactly what happens on this site, feature by feature:

• Browsing the site. We use Google Analytics to understand overall traffic patterns, such as which pages and cities are most viewed. This is aggregate usage data, not information that identifies you personally, and it's the same standard analytics tool used by most websites.
• The budget estimator. Any income, down payment, or debt figures you enter stay entirely in your own browser to calculate an illustrative price range. Nothing you type into it is ever sent to us or stored anywhere, by us or anyone else.
• Getting in touch. The email and phone number links on this site open your own email app or WhatsApp, addressed directly to us. If you message us that way, that exchange happens through your email provider or WhatsApp (operated by Meta), governed by their own privacy practices, not stored on this website's own systems.
• Property listings. The listings, prices, and photos shown here are sourced from our own internal records to display availability. No visitor data factors into that data flow at all.

In short: this site has no accounts, no passwords, and no lead-capture form that stores your details on our end today. If that changes (e.g. a future inquiry form that saves submissions), this page will be updated to reflect it before that feature goes live, not after.

Cookies

The only cookies set on this site come from Google Analytics, used to distinguish returning visits from new ones. We don't set any cookies of our own, and nothing on this site requires cookies to function, browse listings, or use the budget estimator.

Third-party services

This site relies on a small number of external services to work: Google Analytics (visit statistics), OpenStreetMap/OpenFreeMap and MapLibre (the interactive map), and WhatsApp (Meta) for direct messaging. Each operates under its own separate privacy policy, which we encourage you to review if you have specific questions about how they individually handle data.

Your rights under Philippine law

As a business operating in the Philippines, we intend to handle any personal data we do come to hold (for example, contact details you send us directly by email or WhatsApp) in a manner consistent with the Data Privacy Act of 2012 (RA 10173). If you'd like a copy of, correction to, or deletion of any information you've previously sent us directly, contact us using the details below.

• We are an independent reseller of Ayala Land developments, not Ayala Land itself, and this site is not an official Ayala Land property.
• Content on this site (text, photos, layout) is provided for browsing real estate listings and may not be reproduced elsewhere without permission.
